David W. Berger’s real estate career began in 1993 appraising real property with a variety of real estate appraisal and consulting firms including Rogers & Taylor Appraisers, Inc., and Berger & Associates Appraisers, LLC.  Mr. Berger worked for five years as a senior real estate analyst with CB Richard Ellis. Mr. Berger is a partner at Berger & Associates Appraisers, LLC and will continue to perform consulting services for R.D. Geronimo and Associates.

 

Most notable appraisals have included Calspan Technology Park and the IBM Fishkill Semiconductor Plant. Calspan Technology Park comprises an aeronautical wind tunnel where the space shuttles and Lear jets have been tested.  This facility also has a Secured Compartmentalized Information Facility (SCIF), which is an intelligence room with specialized construction features that prevent all sound and radio waves from entering or exiting. At the time of the appraisal, IBM Fishkill Semiconductor Plant was the most advanced State of the Art Semiconductor and Chip Fabrication factory encompassing approximately 140,000 square feet of offices, clean rooms and manufacturing areas. Other notable appraisals include shopping centers, office buildings, hotels, auto-related uses, nursing homes and assisted living facilities, apartment buildings, government subsidized and tax-credit housing, mixed-use buildings and developments, proposed construction including single-family subdivisions and home-owner associations comprising condominiums, townhouses and senior housing, and all types of new commercial developments. Ownership interest has included Fee Simple, Leased Fee, Leasehold, and partial interests for the purpose of financing, estate planning, certiorari, condemnation, and court submissions.  Qualified and testified as an expert witness for the New York State Supreme Court in Nassau and Suffolk Counties.
